GREEN45 is located at Vassileos Irakleiou str., in the heart of the historic centre of Thessaloniki next to the monumental axis of Aristotelous. It is a sustainable luxury mixed use building complex including commercial stores (shops), offices and dwellings, consisting of two building volumes surrounded by extensive greenery.
Given the restrictions of size and shape of the city lot, the design develops two identical “slice” masses that face a central, vertical open space. Splitting the building volume ensures, apart from best development of the floor plan, the minimization of corridors and areas with artificial lighting as well as free air circulation. Moreover this technique sets off a different perception of the relationship open – close and private – public area. The intermediate court also creates a shaded and cooling garden space that is planted with a lot of green to create a positive micro-climate. The base of the building houses the commercial zone with its own small plaza. The six upper floors house apartments, studios and office spaces, while the penthouses accommodate luxury apartments. Special features as private parking spaces, fitness center and waste management systems are some of the complex high standard facilities. The roof has been treated as a private garden with swimming pools, resting areas and green areas.
The main structure is a concrete frame, coated with natural stone. A second shell made of metal grid, in which suspended planters, louvres, glazing and special climbing greenery envelopes the two volumes acting as a protective filter against pollutant conditions.
The outdoor area in between turns into an internal public square with water elements and thick greenery, offering tenants and passers-by a sense of calmness and tranquility within the noisy city centre. The building has adopted advanced insulated systems and all the structural materials are chosen according to their ecological characteristics (recycled, low embodied energy, local market).
Renewable energy systems, such as thermal panels and photovoltaics, have been introduced and there has been a provision for rainwater selection along with controlled water consumption.
