MKStudio Architects designed a three-storey family residence with subsequent extension in Volos, Greece. The aim of the current project is to create a modern building with strong industrial characteristics and as an evident element the reuse of the original building materials.
The three-storey residence is located in a corner plot in the area of Ag. Konstantinou in the Municipality of Volos and consists of four floors. The main building was initially built on a middle plot with a southeast orientation and a short facade length, while it was later expanded to the corner plot with the addition of a parking construction.
On the ground floor there are the entrance area, auxiliary areas of the house and parking spaces. The main house extends on the first and second floor, while on the third floor there is an office space. On the first floor are located the private areas of the house, on the second floor the common areas, so that they are closer to the large outdoor space of the third floor, which provides views to the horizon and the sea.
In order to make the most out of the orientation and have maximum use of the small width of the face to the road, large openings were installed with double heavy-duty aluminium thermal insulation frames from wall to wall and from floor to ceiling.
The construction of the building is a combination of metal frame and reinforced concrete elements. The main idea of the composition was that the metal frame and, consequently, its construction, would be visible and conceivable at all levels of the facade, illustrating the escalation of the building: base-body-top.
This escalation is expressed with the construction materials, starting with a solid stone base on the ground floor and ending with the light construction of the top floor. At the same time, the increase in the dimensions of the balconies in length and width as we move higher intensifies the original idea.
The materials from the demolition of the previous building were recovered and reused in the new construction.
References to the historical cement and brick-ceramics factories of the city are formed through the direct placement of old floors and bricks, decorating the stone and creating thematic patterns on the ground.
More specifically, the original ornate cement tiles were placed on the landings of the internal stairwell, which showcases an exposed metal frame, while the original stone was reused in the pilotis space as well as in the building enclosure.
Additionally, in the intermediate semi-sheltered space, old cement tiles with geometric patterns were used, intensifying the spatial transition between the main house and the extension of the parking. Linear shadows that alternate during the day emphasize the Doric elements of the building, while earthy colours, wooden elements, and bespoke metal pieces with engraved details balance harmoniously with the rest of the construction.
The lightweight construction of the facade pergola connects the balconies with varying vertical awnings, framing the view and offering protection from the sun. On the top floor, the pergola is repeated in the living room-barbecue with movable blinds, creating a changing shelter, sometimes compact and sometimes permeable, bringing to the interior different qualities of natural light.

To αρχιτεκτονικό γραφείο MKStudio Architects σχεδίασε τριώροφη κατοικία με μεταγενέστερη επέκταση. Στόχος του έργου ήταν να δημιουργηθεί μια σύγχρονη οικοδομή με έντονα βιομηχανικά χαρακτηριστικά και εμφανές το στοιχείο της επανάχρησης των υλικών της αρχικής οικοδομής.
Η τριώροφη κατοικία βρίσκεται σε γωνιακό οικόπεδο στην περιοχή του Αγ. Κωνσταντίνου στο Δήμο Βόλου και αποτελείται από τέσσερις ορόφους. Το κυρίως κτήριο κτίστηκε αρχικά σε μεσαίο οικόπεδο με νοτιοανατολικό προσανατολισμό και μικρό μήκος πρόσοψης, ενώ στη συνέχεια έγινε μεταγενέστερη επέκταση του στο γωνιακό οικόπεδο με προσθήκη στεγασμένου χώρου στάθμευσης.
Στο ισόγειο υπάρχει ο χώρος εισόδου, βοηθητικοί χώροι της κατοικίας και θέσεις στάθμευσης. Η κυρίως κατοικία εκτείνεται στον πρώτο και δεύτερο όροφο, ενώ στον τρίτο όροφο υπάρχει χώρος γραφείου. Στον πρώτο όροφο χωροθετήθηκαν οι ιδιωτικοί χώροι της κατοικίας και στο δεύτερο όροφο οι κοινόχρηστοι χώροι, ώστε να βρίσκονται πιο κοντά στον μεγάλο υπαίθριο χώρο του τρίτου ορόφου με τη θέα προς τον ανοικτό ορίζοντα και τη θάλασσα.
Προκειμένου να γίνει η μεγαλύτερη δυνατή εκμετάλλευση του προσανατολισμού και να αξιοποιηθεί πλήρως το μικρό πλάτος της όψης προς το δρόμο, τοποθετήθηκαν μεγάλα ανοίγματα με διπλά θερμομονωτικά κουφώματα αλουμινίου βαρέως τύπου από τοίχο σε τοίχο και από το δάπεδο έως την οροφή.
Η κατασκευή της οικοδομής είναι σύμμικτη από μεταλλικό σκελετό και στοιχεία οπλισμένου σκυροδέματος. Η ιδέα της σύνθεσης ήταν ο μεταλλικός σκελετός και κατ΄ επέκταση ο τρόπος κατασκευής, να είναι ορατός και αντιληπτός σε όλα τα επίπεδα της πρόσοψης και να υπάρχει κλιμάκωση του κτιρίου: βάση-κορμός-στέψη.
Η κλιμάκωση αυτή εκφράζεται με τα υλικά κατασκευής και αρχίζει με μια συμπαγή βάση από πέτρα στο χώρο του ισογείου καταλήγοντας στην ανάλαφρη κατασκευή του τελευταίου ορόφου. Παράλληλα η αύξηση των διαστάσεων των εξωστών σε μήκος και πλάτος όσο ανεβαίνουμε ψηλότερα εντείνει την αρχική ιδέα.
Υλικά από την κατεδάφιση του προηγούμενου κτηρίου διασώθηκαν και επαναχρησιμοποιήθηκαν στη νέα κατασκευή.
Αναφορές στις ιστορικές τσιμεντοβιομηχανίες και πλινθοκεραμοποιίες της πόλης γίνονται με τη σημειακή τοποθέτηση παλαιών δαπέδων και τούβλων, στολίζοντας την πέτρα και δημιουργώντας θεματικά μοτίβα στα δάπεδα.
Συγκεκριμένα, στα πλατύσκαλα του εσωτερικού κλιμακοστασίου, του οποίου ο μεταλλικός σκελετός είναι εμφανής, τοποθετήθηκαν τα αρχικά περίτεχνα πλακάκια τσιμέντου, ενώ στο χώρο της πιλοτής καθώς και στην περίφραξη επαναχρησιμοποιήθηκε η αρχική πέτρα. Επιπλέον, στον ενδιάμεσο ημιυπαίθριο χώρο, χρησιμοποιήθηκαν παλιά πλακάκια τσιμέντου με γεωμετρικά μοτίβα, εντείνοντας τη χωρική μετάβαση μεταξύ κυρίως κατοικίας και επέκτασης του χώρου στάθμευσης. Γραμμικές φωτοσκιάσεις που εναλλάσσονται κατά τη διάρκεια της μέρας, τονίζουν τα δωρικά στοιχεία του κτηρίου, ενώ γήινα χρώματα, ξύλινα στοιχεία, και ειδικά μεταλλικά τεμάχια με χαραγμένες λεπτομέρειες ισορροπούν αρμονικά με την υπόλοιπη κατασκευή.
Η ανάλαφρη κατασκευή της πέργκολας της πρόσοψης συνδέει τους εξώστες μεταξύ τους, με εναλλασσόμενα κάθετα σκίαστρα, πλαισιώνοντας τη θέα και προσφέροντας προστασία από τον ήλιο. Στον τελευταίο όροφο, η πέργκολα επαναλαμβάνεται στον χώρο του καθιστικού-μπάρμπεκιου με κινητές περσίδες, δημιουργώντας ένα μεταβαλλόμενο περίβλημα, άλλοτε συμπαγές κι άλλοτε διαπερατό, που προσδίδει στον εσωτερικό χώρο διαφορετικές ποιότητες φυσικού φωτός.
