Το έργο Pezoules House, σχεδιασμένο από τον Κωνσταντίνο Πίττα και το KP Office εναρμονίζεται με τους φυσικούς αναβαθμούς του τοπίου και αναδεικνύει το μεσογειακό περιβάλλον μέσα από τη δομή και τα υλικά του.
Το Pezoules House είναι ένα συγκρότημα τριών κατοικιών στις Λεύκες, το πιο παραδοσιακό χωριό της Πάρου. Το όνομα του συγκροτήματος προέρχεται από την τοποθεσία του, καθώς εκτείνεται κατά μήκος δύο αναβαθμίδων και βρίσκεται απέναντι από τις καλύτερα διατηρημένες πεζούλες του νησιού. Πεζούλες (ή αναβαθμίδες) ονομάζονται τα καλλιεργήσιμα μικρά εδάφη στις πλαγιές των κυκλαδίτικων βουνών, που στηρίζονται από τοίχους ξερολιθιάς, φτιαγμένους με πέτρες χωρίς κονίαμα, επιδέξια τοποθετημένες.
Αυτά τα αιωνόβια έργα του ανθρώπινου μόχθου που έχουν διαμορφώσει το ιδιαίτερο τοπίο των Κυκλάδων, αντικατοπτρίζουν παραδοσιακές γεωργικές πρακτικές και σήμερα εκτιμώνται παγκοσμίως για την οικολογική, πολιτιστική, αισθητική, και αρχιτεκτονική τους σημασία.
Λαμβάνοντας όλα αυτά υπόψη, το Pezoules House σχεδιάστηκε ως ένας διάλογος με το φυσικό περιβάλλον, τόσο με αυτό στο οποίο κατασκευάστηκε, όσο και με αυτό προς το οποίο προσανατολίζεται. Το στενό οικόπεδο και η απότομη κλίση του υπαγόρευσαν την οργανική διάταξη των βασικών κτιριακών όγκων.
Η πρόθεση των αρχιτεκτόνων ήταν να επιτρέψουν την απρόσκοπτη πανοραμική θέα με κάθε δυνατό και απρόσμενο τρόπο.
Τα ανοίγματα αποκαλύπτονται σταδιακά σε όποιον κινείται μέσα και διά μέσου του χώρου, προσφέροντας «καδραρισμένες» εικόνες του τοπίου. Έτσι, το συγκρότημα γίνεται μέρος του τοπίου και το τοπίο μέρος του συγκροτήματος, διαμορφώνοντας μια αρμονική σχέση συνύπαρξης.
Το Pezoules House αποτελείται από τρεις ανεξάρτητες κατοικίες, καθεμία διαμορφωμένη σε δύο ή τρία επίπεδα. Το ισόγειο περιλαμβάνει καθιστικούς χώρους, τραπεζαρίες και ημιυπαίθρια καθιστικά, ενσωματωμένα στον βασικό όγκο. Όλα τα υπνοδωμάτια με ιδιωτικά μπάνια έχουν τοποθετηθεί στρατηγικά, ώστε να προσφέρουν ιδιωτικότητα και σαφή διαχωρισμό από τους κοινόχρηστους χώρους.
Οι εξωτερικοί χώροι έχουν σχεδιαστεί με στόχο την ελάχιστη παρέμβαση στο φυσικό έδαφος, κάτι που επιτεύχθηκε μέσω της τοποθέτησης των κτιρίων γύρω από προϋπάρχοντα παλαιά ελαιόδεντρα.
Η τοιχοποιία του σπιτιού είναι σοβατισμένη, ενώ όλα τα εξωτερικά αρχιτεκτονικά στοιχεία έχουν κατασκευαστεί από εμφανή πέτρα, προερχόμενη αποκλειστικά από τις εκσκαφές που έγιναν στο ίδιο το οικόπεδο, ενισχύοντας την πρόθεση αρχιτεκτονικής ενσωμάτωσης στο τοπίο. Περιμετρικά του οικοπέδου, οι υφιστάμενες ξερολιθιές διατηρήθηκαν και ενισχύθηκαν, ενώ όπου είχαν γκρεμιστεί κατασκευάστηκαν εκ νέου, χρησιμοποιώντας αποκλειστικά την τοπική πέτρα, διατηρώντας την υλική συνέχεια και αναδεικνύοντας την καθαρότητα της τοπικής αρχιτεκτονικής.
Το δομημένο περιβάλλον εμπλουτίζεται από τον σχεδιασμό του τοπίου που εναρμονίζεται και αναδεικνύει το μεσογειακό περιβάλλον.
Οι κήποι περιλαμβάνουν δείγματα τοπικής χλωρίδας: από ελιές και κυπαρίσσια μέχρι αμπέλια, καρποφόρα δέντρα, βότανα, αρωματικούς θάμνους και πλήθος λουλουδιών. Για την κάλυψη των αρδευτικών αναγκών, έχουν τοποθετηθεί δεξαμενές νερού για τη συλλογή του βρόχινου νερού από τις στέγες.
Εμπνευσμένο από την παραδοσιακή κυκλαδίτικη αρχιτεκτονική (όπως η χρήση φυσικών υλικών, τα μικρά ανοίγματα για τις πόρτες και τα παράθυρα, οι τοίχοι πάχους 60 εκ., οι λείες τσιμεντοκονίες σε μπάνια και σκάλες, οι χειροποίητες κατασκευές από ξύλο, μέταλλο και πέτρα από έμπειρους μαστόρους της περιοχής, κλπ.) και ενσωματώνοντας σύγχρονα στοιχεία (όπως εμφανές σκυρόδεμα στις οροφές, θερμομονωτικά κουφώματα, infinity pools, ανοξείδωτες βρύσες και νεροχύτες, έπιπλα design, κ.λπ.), το Pezoules House συνδυάζει τον σύγχρονο αρχιτεκτονικό σχεδιασμό με την εκλεπτυσμένη απλότητα των παραδοσιακών τεχνικών δόμησης και την τοπική κατασκευαστική δεξιοτεχνία.

The Pezoules House project, designed by Konstantinos Pittas and KP Office , blends in with the natural contours of the landscape and highlights the Mediterranean environment through its structure and materials.
Pezoules House is a complex of three houses located in Lefkes, the most traditional village on Paros Island. The name of the complex derives from its location, as it sits along a pair of terraces (pezoules), and also because it lies opposite the best-preserved terraces on the island. Pezoules are the small terraces of arable land on the slopes of the Cycladic mountains, supported with dry-stone walls built without mortar, with stones skilfully stacked.
These centuries-old structures—the result of back-breaking human labor—have given the Cyclades their distinct landscape character and not only reflect traditional agricultural practices but are also now valued for their ecological, aesthetic, cultural, and architectural significance worldwide.
Taking this into account, Pezoules House was designed by Konstantinos Pittas and KP Office as a dialogue with the natural environment—both the one on which it is constructed and the one toward which it is oriented. The narrow plot and its steep slope dictated the articulated composition of the main building volumes.
The architects’ intention was to allow the uninterrupted panoramic view to enter the space in every possible and unexpected way.
The openings are gradually revealed to anyone moving in and through space, offering framed views of the landscape. Thus, the house becomes part of the landscape, and the landscape becomes part of the house, forming an interdependent relationship.
Pezoules House consists of three independent residences, each articulated across two or three levels. The ground floor accommodates living areas, dining spaces, and semi-outdoor seating areas integrated into the main volume. All bedrooms with en-suite bathrooms are strategically distributed to offer spatial separation from the communal zones. The exterior spaces have been designed to ensure minimal intervention in the natural terrain, achieved through the placement of building volumes around preexisting old olive trees.
The house masonry is rendered with plaster, while all outdoor architectural elements are constructed using exposed stone sourced exclusively from the site—reinforcing the architectural intention of contextual integration with the landscape. Along the plot’s perimeter, existing dry-stone walls were preserved and structurally reinforced; where absent, new dry-stone walls were constructed using only on-site stone, maintaining material continuity and accentuating the project’s commitment to vernacular integrity.
The built environment is complemented by the landscape design, which blends with and showcases the Mediterranean setting. The gardens feature examples of local flora—from olive and cypress trees to grapevines, fruit trees, herbs, and aromatic shrubs. To accommodate their irrigation requirements and the pools’ water supply, several water tanks have been added to harvest rainwater from the roofs.
Inspired by Cycladic traditional architecture—namely, the use of natural materials, small openings for doors and windows, 60 cm-thick stone walls, polished cement screed for bathrooms and staircases, and custom-made wooden, metal, and stone constructions—but also incorporating modern elements (such as exposed concrete ceilings, thermally insulated windows and doors, stainless steel taps and sinks, designer furniture, and infinity pools), Pezoules House combines a contemporary architectural design with the refined simplicity of traditional building techniques and the wisdom of local craftsmanship.
